So, they would be proposing to dedicate a total of about 13 acres in park, 10 of that being woodland open space, three of that being improved areas, and they're proposing to improve that area at their cost as well, as well as the trails that go in there.

And our vision for this park is it's a more nature-based park uh and so, it it has a play area. We envision that as maybe a little bit more nature-based.

Often times in park development or park dedication you can receive cash in lieu and then maybe that cash in lieu gets spent somewhere else so the neighborhood doesn't get taken care of right away. So, having a developer construct those facilities along with the project can be a great benefit.

Um and then the last phase, um, would be phase four and that's where the neighborhood park is proposed. Um as far as access cuz now we have to have the completion of those General Seaman to the below the bluff line to the call the valley neighborhood and then the construction of the public street that's over to what we call four. I gave I I provided some timing. And our timing is always interesting because again it's sort of market dependent. Um, there could be, um, as far as what we're we're seeing that sort of east-west trail, um, my hope is that's built in 2030. So, um, but we're really not really starting out here until 2027 anyhow. So, 2030 would get that east-west filled segment complete. Um and then as far as the neighborhood park, probably not happen until 2036.
