Tom Stro of Likewise Partners introduced the phase two project. Staff member Miss Bod detailed the 15.36-acre property, its Office Park zoning, and the proposed 171,000 sq ft industrial office warehouse. She covered parking requirements, private stormwater management, tree preservation, landscaping stipulations, and building elevations, recommending approval with eight stipulations. Commissioners asked about emergency labeling, building purpose (storage/distribution), and the timeline for the 215th Street upgrade, which was confirmed to align with the project's construction. A commissioner also provided an educational segment on wetlands.

Phase one has been pretty successful so far. Um hopefully you guys are excited about where things are at there and so here to answer any questions. We have our civil team and our architectural team here with us as well.
The property is 15.36 acres in size and the proposal is for 171,000 square foot industrial office warehouse building. There are two egress points on the south part of the lot along 215th Street.
As it was previously mentioned, this is in our five-year capital improvement plan and scheduled for construction to take place this year, but we need to go through our our feasibility process and our plan preparation process still. So, it's anticipated to be a late summer construction.
But part of what I will tell you is that wetlands come in all sorts of shapes and sizes. Um I personally have actually directed putting fill into a wetland without permit once because I didn't think it was a wetland and I was wrong... This this happens to just be the scenario where it has lots of large trees in it and as a result, they're able to meet the tree preservation requirements fairly easily. So just something that caught my attention and something that might might have triggered some thoughts in people's mind. How are all the trees in this wetland? Well, it's possible.
