The building is designed for two tenants, but only Panera will have a drive-thru. The project complies with setbacks, drive-thru stacking requirements, open space, and parking (67 stalls, below maximum of 68). An underground storm water infiltration system is proposed. Building elevations feature Grade A materials (brick and glass at 68%). Final plat approval is required before construction. Commissioners complimented the angled parking design.

ISG, on behalf of Vidian Credit Union, applied for a CUP for a drive-thru service window in the M2 Mixed-Use Cedar Corridor district at the Marketplace at Cedar Development (southeast corner of Cedar Avenue and 179th). The plan includes three drive-thru lanes with sufficient queuing space (no minimum stacking for banks). The trash enclosure was strategically located and hidden due to site grades. A revised landscape plan was submitted, approved by the city forester, incorporating overstory trees and plantings. Building elevations meet Grade A material requirements. Future infrastructure for Glenshaw Avenue and a traffic signal at Glacier and 179th Street (2027) were also discussed. The applicant confirmed agreement to the revised landscape plan.

Otherwise, the fence storage area shall have a minimum rear yard setback of 10 ft. So in other words, they're still meeting those building setbacks if it's on a corner side adjacent to public rightway. If there's residential in the area, they're still meeting those same setbacks. But in a case like Calibers where they're up against another industrial property, um they can have that 10- foot setback.
