So, it's probably a five foot to maybe even six foot burm that they built that on. And so, the water does run down onto our property. ... I think that really needs to be addressed before construction begin on that piece of property.
I think Dwight laid everything out very well here this evening. Um in regards to the concern on the greenery, we can certainly look at that. Um you know, I'm sure Rich and Connie want to be so we will take a look at the survey and you know, see what we can get done with that.
If you were to change and let them put industries on this eastern half of this property, um, you can't guarantee the residents that live downstream of any of those things because you have no idea what kind of industry is going to go in there.
The neighbors down there, we've had the roads washed out, it is a big problem. And and now there's drain tiles in there. ... And still we get the flooding and when you start putting hard surfaces, what's going to happen? The water has to go someplace.
This is the beginning of county road 30 expansion. You know, 610 comes right through there. You're going to have trucking. Every cornfield or beet field in Corkran is going to be a strip mall, barber shop, cars are us, whatever it's happening here. If you let this go through, it's just the beginning.
The significantly large drainage area. We're the size of the ponding that's being put in here is going to be very large. uh I think people will be surprised at how large it is once they see see um see things being constructed. So it is going to make a difference uh in reducing u storm water runoff.
Yes, I would make a motion for denial of that based on the plan that is presented here today. ... I believe the intent of the land use was to have a larger transition period before that rural commercial and you don't believe that intent has been met with the precisely.
Basically, the proposed chastic subdivision primarily consists of 65 foot wide lots. That lot width was determined necessary for the applicant to achieve the minimal residential density required of three units per acre while accommod accommodating a number of other physical characteristics and infrastructure requirements for the site. After the side setbacks, a 55% garage frontage standard will allow for a garage structure of 27 and 1/2 ft. This does not allow for a threestall garage which is um really there's a high de market demand for three stall garages right now.
The map that the developer has attached to the variance request was not approved by the city council. ... The approved map had a north south phases, not an east west phase. And I have copies of the map from Natalie. ... You've got 125 houses dumping onto one road.
It really has to do with the storm water. So to make all the storm water work it all is draining really to the north to our our main holding pond. And so we kind of had to create this north south um division with how that um how the water is flowing.
I am just really not a fan of the figure six on page six with the little tiny things. I just think it looks like a cyclops a little bit. And so if there's any kind of feedback, I I appreciate the extra architectural features to break up that front of the garage.
