e e got the agenda in front of them and we got rfps in front of us so call to order 5212 24 7:30 a.m. Eda is now in session we need a uh approval of the agenda anybody got a we okay with this motion to approve second no changes all in favor I'll opposed agenda passes we have uh consent agenda approval of minutes on the 80 April 16 24 meeting so we don't really need to talk about that one right we just kind of don't talk about it you just approve it you I'm sorry you just approve it approve it okay let's approve it all in favor I got a motion a motion I thought that was your motion okay it what you giving it to okay one that's that's your job okay no it's not no it's your job you tell me who gets it oh boy there's kind of a process all opposed I okay in favor the consent agenda section A passes for the 16th of April 24 open form three mans Eda no Eda board action will be taken however Direction can be given to staff for future meetings the audience is empty but we are Zoom so if we have any Zoom people out there who want to zoom in I think that kind considers this an open form right yep yep so we do not have any on Zoom nobody on Zoom nobody on Zoom copy that all right moving right along flower pots you're looking for five still did that include the ones that we already bought yep good morning Eda or chair and Eda members um we are still looking for five individuals for flower pots um they remember they are $200 for the annual fee we will be removing the old placards here pretty quickly they did get planted so they look nice and healthy I think they're going to be pretty well done um with the um um G who did the winter plantings last year uh did them again this spring so they are planted and ready to go but we only have three of the eight total called for as in paid for or should say called for/ paid for but other than that we're looking for five still we've been advertising on Facebook advertising on Instagram I think I'm not on Instagram so I don't know um City website unsure of what you guys are thinking of doing and what you'd like to do more of who do you contact for that I don't contact anybody no who does the person they okay so they contact you care of Zack the city of Dayton if you want to zoom in on and grab some of that you go right ahead that we're not zoom live all all right yeah so like I said if you guys have any other suggestions or R to reach out to people great um we don't reach out to anybody directly but have we reached out to any of the businesses nope okay I I said Facebook and website and as much as we can basically as much as uh it's on the also it's also on the app but again I don't know what what about the businesses that bottom last year we did not reach out to anybody no so I can like I said I I didn't do anything proactively as in I was okay I can do that again if you'd like me to you have me listed right I do have you listed you and I have you listed okay no payment but I have those listed right we're just waiting for you that's that's you're counting those three right correct yep you can list me okay what about the bar and Dayton good luck I have not reached out to like I said I I literally mean we'll do okay if you want to do approvals we'll go through those and did everybody get a chance to look at the commercial broker stuff all 122 Pages huh was that a yes I didn't look at it all but so you covered some of it though I covered some of it I've got the general gist of the idea yeah I don't have a preference on anybody okay um I did go through some uh professional resource companies that had this is what they do for a living and uh they kind of help you out with who's what how and all that stuff so who wants to start a discussion about the commercial brokers their favorites and why well I can start go ahead uh So based on the three that cited rfps um CV kind of stands out for me because uh one they're Nationwide company um potentially they have the ability May to bring out of state businesses here um they do a lot in the Dayton area and very well-known company um second one is the AIG also a very good company from what I read they seem like they would be also a good fit so um I'm in favor of either two of those either CBR or the I a commercial now the only thing I will add is either one of these does not neither one of the rfps really talk about fees and commissions so that would maybe be a discussion to have with both of them mainly because in recent months you know the real estate market has changed a lot with the new laws and they you know Minnesota passed the law or something to the effect of you know the buyers pay their own commission so we I don't know if that applies to commercial or not so we should find out cuz for us as the seller that would save us a lot of money not having to pay the buyer side commissions seller side Comm um you still if we sell we got a pick no we wouldn't as us as the seller we don't we wouldn't pay the buyer commission sell commission cuz right now the way it was in real estate was the seller pays both sides of the commissions seller and buyer and the new law that's coming in effect somewhere something along the lines of seller pays their commission the buyer pays their own commissions I think it says that the seller or the buyer is not required to but it's still negotiable I like you you know if the the buyer wants to pay it to to close the deal they could right um so I guess bottom line either one of these two are good maybe we just okay so we got your your your primary is uh iig no CBR your primary CB yes Jack you have a favorite go ahead I've worked with CBR in the past and I I agree with the the nation wide scope and their connections would be very beneficial I think their fees are going to be fairly High comparatively but I mean that might be what we should look at next if we say these are our two favorites then look at Cost okay uh my my sources at this company says based upon available data CB stands out as a highly costeffective option especially for large scale and complex project I do believe that uh our date is going to be a complex uh project due to their extensive resources Global reach and proven track record of efficiency and client satisfaction for more localized personal services uh commercial equities group I AG commercial could offer a competitive value but depend on your specific needs and scope CBR is The Logical choice so I'm with CBRE um I am not uh they uh they stood out to me certainly uh the my top two were I a I did the same thing said AIG that's a familiar name but I a um I like their approach I thought their experience was comparable I mean the experiences they listed in their uh RFP were comparable to what we might ask them to do uh and their uh and their fees you know range depending on who's doing it from 75 to 350 an hour and if we were to use them for construction management um that's 1 to 5% I think that's you know a different deal we don't have any projects that we're asking them to build for us or manage um but all of them did list uh their construction management fees U they did not uh list their their commissions on real estate transactions they said that was kind of as per uh per deal per no per deal I guess I'll put it that way um but I would assume they're going to be in the 5% range the same as everybody else that's what seemed to be uh common in these other ones CBR uh certainly big company well respected uh my concern with them is is twofold one is is their fees uh hourly rates were $150 to $400 an hour and uh my my other concern is that they um they have uh done and are doing a lot of business in Dayton and I have a little bit of a concern that uh we they end up on both sides of the same deal um developer representing or developer representing the property owner and also uh you know our Advocate and so I have a concern about that that conct recurring given the given the amount of work that they're doing in Dayton and continue to do um certainly don't want to discourage them from anything that they're currently doing but I I just kind of wonder about the Optics of having them on both sides of the same deal so that's my concern with them so I would rank i a a little bit higher how many jobs are there in Dayton right now with the CB if there is open land that is anything related to commercial it's probably are they currently working on projects no yes no okay and is is the what did you say the other one was I a the other one was I and is what's what's i a you got in town I don't think they have any that I'm moreare of I I couldn't say I mean that you know the who list what changes pretty frequently the Realtors change pretty frequently but I mean I uh I shouldn't I I don't know about I a CB already has a lot of properties I would say probably 60 to 70% is CBR that's represented in town for the ones that are commercial type based I mean obviously with you when you're you're talking residential base that's totally different Market you know um cuz that's different just different reals that you get in the residential Market versus the commercial market right now the city of Dayton doesn't have any real estate broker at the council level either right we do have one at the council level oh you do yes and so how does that work with a with like what's going on right now with CBR I mean is the first of all who is it and then second are they work with CBR or they are not no they don't they do not work with CB it's just a local person local real so what do you what has the city council have been using them for uh nothing at the moment we haven't had any movement of anything yet I'm just wonder I mean I think Dave's comment is a good comment about on both sides I I can see the pros and cons for that obviously the con is conflict of interest the pros is they they have a connection they have they're bringing the party and they what's available you know cuz they're connected to the city but I mean so I can see it both ways I guess but I I think it's worth thinking about how that's going to work and is there is there a conflict of interest when they're on both sides uh probably but you know not it happens all the time in real estate where it's called dual agency or dual representation where the broker handles both sides yeah generally speaking it's two two different agents One agent represents the buyer one represents the seller they just happen to work with the same company same company yeah so same laws everything still applies there's a lot of no split commissions though no you still split the you still pay the same commission yeah so if you paying 5% to sell a property you're still going to pay 5% if if yeah but they the company gets all of it right the company gets all of it well I I certainly see his is your point and and my company had they came in a good second yeah so which go like them I I mean I would say I would look at all the fees in total and then maybe listed so we got to pick one today what do you want to pick well if I had a pick today I'd probably go CBR um but I do have one other follow-up question if I may the I think it's important to think about how this is going to work with City Council because to me if Eda is going to be really the the main body that's looking at the real estate and how that gets de you know then how does that you don't want to have two things going on in the city at the same time they're kind of stepping on each other so I think that's something we need to iron out with the council cuz they you know they give us direction we work from what they say if they give us something and then they're on it too then it's on them well I mean but I I would think we would ask for clarification other than yeah you know if we're on the group sure yeah I don't and I can't speak for the whole Council obviously but we haven't been getting much out of the current Arrangement um with the with the broker that that we've engaged I don't know what our contractual arrang m is if we even have one I think we have essentially just a on a on a I wouldn't even call it a retainer more or less just if we have something come up this is for transaction yep so would you change your opinion with between um CV to IGA because of the what he said um because I would be inclined to do so just to make sure that we don't have any we don't want any smell smells bad here I like both companies so I'm I'm fine with i a as well okay and they scored high in my they did yeah and they're big company it's not like they're working out of the basement they're a very big wellestablished trustworthy company the fees are the fees are considerably less um open to either or to be honest with you I don't have a favorite okay so let's let's do a motion to pick uh who wants make the motion to pick uh I a over CBR so I'll make a motion to accept i a has it broken I I'll second all in favor I I unanimously okay well I handled that huh oh I will reach out to them today what that I'll will reach out to them today so we'll be able to sign a contract uh send our thanks to the other two yep we are very thankful for their um submission okay and at the ERS will be making sure that they stay on our radar perfect can we please make a motion after that one to um allow myself to sign the contract otherwise we have to wait till the next meeting for that to happen so so if you could somebody could make a motion in a second to allow myself to sign the contract for that contract obligates us to just paying the hourly fee until something else comes up and the hourly is based on whatever work they do for us yep correct I will send it out to you guys so you guys can at least perfect quick and can I sign anything dude um I canot one thing I want to sign one you can sign sure let's the president sign you get to sign the tax thing every year I me sign it you sign so what'll happen is I'll bring the contract back to the next meeting well I'll come in and sign it sure so you someone us ready I'll come in and do it sounds good okay okay I'll make a motion to let you sign the contract dude we just F that thanks y sounds good all right we're good we're good we're good yep okay number seven the RFP for legal response now I did get an email from current uh Council and it was a quite uh in-depth email and and I kind of read through it and I I I get it but there was a lot of lot of stuff that just kind of ran round and round for me okay and I have prepared uh official responses to that I have not transmitted to anybody so I want to talk about them here here today as far as okay who do we like for now no doubt Amy has been doing her thing yeah Amy represents the city council and the Eda currently currently um just so that you're aware and then if you were to select a different attorney this then would select this would represent the um Eda Amy um with Campell Kon would still represent the city council based on their selection so this isn't going to change anything with the city council but we will'll represent or will be a different attorney for the Eda moving forward and in her emails she has stated that uh there's a there's a status quo and there's an evaluated potential CH change in the structure and Sh emphasizes the importance of the clarity of the 's mission and po suggesting that the clear legal operation guidelines will Aid the effective governance and support of the city's Economic Development efforts and which I don't disagree but this is more of a u purchase and Acquisitions and type of attorney for us I believe okay is the attorney what brought up the issue that she's talking about in the memo uh I believe it was unrated yeah they are unrelated however the timing I think worked out by the time she got done with her research and information I mean this is I think she's been doing some research on the Eda and and what you know functions of How It's Working and overall city council she's been doing a lot of background research to I understand there's two issues one is our choice to select our own eda's yep and then the second is is that when the Eda was formed the city council didn't do it appropriately and that has to be correct needs to be fixed is that correct okay that is correct well that don't surprise us does it when we jumped on well it was a WR it was a Voice vote versus a written resolution I guess and it needs to be a written resolution yeah so ju just in general for the public to know and for Eda members Council to know if anything were to be done by either ordinance or resolution or code it needs to be then amended by that same type of um option so if it's a resolution that needs to be amended or redacted or um am say amend it again by resolution otherwise if it's done by code or ordinance it needs to be done just the opposite amended or redacted by code or ordinance depending on what it was passed by by the previous body um 17 correct yeah so whatever was done in 1990 which is when the enabling resolution to begin an Eda happened in order to adjust the Eda you needed to do another resolution to adjust that previous resolution otherwise the previous resolution is technically the one we should be following however that's not how it's been since the voice voted in 2014 which is hence her comments about we need to get that fixed and that's going to be the city council level not at the Eda level um again it's not the eda's fault that they were you were brought on board it's the City Council on the process that was happened at that time in 2014 but it needs to be corrected um in order for us to continue to why would sayot quote lawfully move forward as an Eda is it set up today but we have a status quo in there she said we can continue operate this as a status quo and then so it's not telling me nothing it's it's telling me yes no um she is suggesting that we correct it as in you can operate as you sit today but it's not recommended by her to continue status quo has city council had any discussion about fixing no no okay so that's this memo just came out last uh what is it Monday Okay so yesterday so I'm assuming it'll be on an upcoming agenda for the when we get a chance to yeah next few meetings are very busy but we can continue to operate as is that means status quo for now it's going to be status quo until something else happens from the council okay so I prob good to have them fix it I get it I've got conclusions here from this company it says uh Leander Gillan Miller PA is ideal if you seek a firm with the Deep Roots in the specialized in Minnesota particularly the government Municipality of Affairs however its reaches influences more Regional Taft stennis holster offers a national presence that can handle a wide variety of array of illegal issues across various States and his extensive network and experience with S&P 500 companies make a strong Contender for managing more complex multi-state Affairs um I kind of believe that the tff is a win for us just because of their reach and I don't want to go by a region I want to go by a by a country so as an ed I want to open up all my assets to Nationwide so for me it's a Taft open the floor let's start with you you got something to say about this I can see it well there's a there's a huge difference in fees I don't know if every anybody else picked up on that but um the lavander Gillan and Miller fees range from 160 to 235 uh Taft was 500 to 755 an hour for their work so there's a distinction there for me um you know do they bring that kind of value to be worth double or triple the cost per hour um and the second thing I'm going to say is that I'm not a fan of this I think it's a duplication of service and I think that it will be inefficient and we'll spend money doing this where we get a difference of opinion between our two Legal Services answering the same question they'll uh they'll iron it out for us at $755 an hour or and plus whatever we're paying our current firm so I think there's there's a lot of waste of potential in there so I'm not in favor of doing it in the event we might use them so there there's a money here this is PM is also yeah I don't I didn't see anywhere that there was any kind of retainer that we were buying hours or anything I believe they were predm from what I understood again I I Breeze the contracts not as in or I Breeze the proposals I did not read them for although I I certainly understand what you're saying and I could see where that mud come in between the two between the two attorneys uh it's kind of like when you go to a doctor and one says he has cancer and the other guy says you have gas I want to make sure that whatever we do legally that we have our our basis covered regardless of if it's 250 an hour or 550 an hour because it's not like we're going to have come out and paint our house and start really running the clock unless we absolutely absolutely have to so I see it as used it very wisely but have a backup so would you use it then when we disagree with the or we think maybe the conclusion from the city attorney is not valid like the previous time I wouldn't say valid or invalid I would say a second opinion yeah in case we get to a situation where if we do jump on the triangle and I'm going to ask that on the 17th is that correct uh June 11th 11th uh that if we jump on this big a piece of property with that kind of money $500 is not going to be nothing an hour because if we if we lose hundreds of thousands that's a total win for us if we have backup plan and and just to have that other I know in the car business you have you don't have one service am you have all of them and yes you got to pay for all them sitting there but some has information the other ones do not so for me for me it's just a okay we have we know we have one and she is on retainer is that right um yeah so the current city council um is not on retainer I mean there is a minimum but we current City attorney attorne sorry City attorney what did I say city council oh city council yeah city council attorney and is on a I don't believe it's on a retainer cuz it's just on a prdm but we've utilized your services enough yeah okay well we should still utilize that information but to know we have a secondary if we need it that's our that's our primary if we really deep into some of these rfps on legal side especially big commercial I really want the muscle behind us so we ain't 8 years later any figure out how this thing runs that's that's my that would be my goal are you okay with that I I understand your point okay I I just don't agree um I liked two of the law firms I liked the Leander Gillan and Miller I also liked Taft um because of their connection with so many other city edas um I think either one would be a a good fit for what they use that we would need from them um you I do agree with Dave on the cost too there is quite a big cost difference and um but again either one seems very qualified for what we would utilize them for so I would be happy with with either one of those choices uh did you dig in this Jack yeah I I guess I'm kind of in the same boat but I'd probably go with the lower fee considering what we're going to use them for which is mainly second opinion if that's how we're going to use them okay who who's ping for this Z is it coming from the Eda fund right yep and we we canot continue to use Amy we just want to have a secondary backup option correct yeah so if you select this any one of these attorneys so you had two proposals um during the RFP process if you select either one of those that would be your primary attorney you would not use the current city council attorney oh we wouldn't no okay so we wouldn't use it as a second opinion only we use it as primary opinion yeah this would be your as in this would be dedicated to the Eda for your attorney um the city council would still have Amy represent her from Campbell canson and if there is a you know if there's a um item of business that would relate to both of them then you will get both opinions because you will be paying for your attorney and the city council will be paying for Campbell Canan for their attorney one go ahead what do other cities do is this is pretty common for other cities they typically have two yeah not I would say it's probably 50/50 honestly it's not a unanimous thing some cities have an Eda attorney and some cities do not um it really depends on what the process is with the Eda what you know if there is a separate Eda board if there's the same City Council in Eda um it doesn't make a whole lot of sense if it's the same city council and Eda to have two different attorneys cuz then it just is the same thing but again doesn't mean that you have to go with a different attorney again it's I would say it's 5050 and I don't know that to be a fact like 100% across the entire metro area but it is there are just Eda attorneys out there and that is correct so if we just a clarifying question if we used Amy yep what are the fees there they are $185 an hour okay and then if we our own we would I mean we're either going to pay that fee or this fee correct it doesn't matter I mean it matters but you know what I mean I guess the duplication of attorneys probably doesn't concern me as much because they're working on so yeah that's her fee is $185 an hour um if she uses like one of her Associates or you know then it's obviously less than that one and we already have a good working relationship with her correct correct she's new attorney to us yep she's a new attorney I mean we' we used her for we're still building that six months yeah so t the contract was effective as of January 1 but we had moved things over after the contract was approved um just because of e of um stting new business probably in August or September of last year was when we started using Campell kutsin and Amy Schmidt um from the city council perspective so I think it was SE August or September of last year you want to think about it yeah I guess I kind of my opinion aligns with what they was saying why if we already have someone there we can leverage that person now keep in mind just because we have this person doesn't mean I mean we don't have to use them it's just a contact if we did need them is all that we have we're going to need some backup you know it's just kind of more of a just in case so we we don't pay them anything unless we utilize their services yeah correct it would be if you approve this contract it would presume that this Eda will use this attorney first before you use Campbell canu so I just want to make sure everyone knows said that if you want an opinion we're not going to ask Campbell cansen if you select one of these two we're going to ask one of these two whatever one you pick out the rfp's responses before we go to Campbell canson yeah because that and that's it goes to the city council if it's just an Eda thing like it's a decision on a piece of property or whatever else that you may or may not have if you have control over as in the Eda we would go to this attorney one of the two we would not go to Campbell canusa right just so you I want to make sure everyone's aware like second opinion is not the correct term cuz we're going to be using them as their primary opinion the city council has a different perspective they will require or ask to have their opinion put on it which would be Campbell Canon right okay I just want to make sure everyone's aware that you know when we say second opinion it's really not a second opinion this would be this would be your primary attorney got it and let's say we do vote on a let's go with the lgm and if it doesn't work out can we do we have that option later on to switch Yeah you can fire anybody yeah that will state yeah I think it comes down to the confidence you have in the current City attorney versus a new one and the fees I mean that's really what it comes down to is the fees are close and you have more confidence in a new attorney then you go that way Scott Zach what's my opinion I don't know Zach what's my opinion I just thought maybe he would know which way I would go uh I do believe that uh let's see how do I word this correctly politically right I probably would take the lgm just because somebody's fees are three times higher doesn't mean they're any better in my opinion and I don't think we need a three-time higher attorney I me this is pretty straightforward and simple the only thing that I'd be looking for and the reason for me to to even suggest a new attorney is I don't want to be wishy-washy about the opinion that I'm getting I want a yes or no y simple straight to the point I will tell you that any attorney you choose will never give you that then we need an attorney I it doesn't matter what attorney you pick no attorney will ever give you a yes or no answer because they're going to give you an opinion they'll going to give you their opinion no matter what yeah but I don't want I don't want the opinion to be three or four opinions right I want it to be one opinion sure so you're you're up for lavender because they they're cheaper I'm just going to let you know that if you get that from them as well then I wouldn't be surprised I just want to make sure you know any attorney I've ever asked a question for period doesn't matter if it's the current City attorney or the previous one or the previous City that I worked for they never give you just one opinion and they also never give you H cooking okay so then then you don't need any of I totally I get you're that's attorneys work that way because if they say something and wrong now they've now they're they're liable they're liable for that correct that's so you're lavender y have you decided yet let's go with the cheaper one L GM so which one lavender lavender okay I would agree lavender so we need a motion for lavender I I know you want to do you want to abstain from this one no I'm okay I'll make a motion that we go with lgm lavender lavender Gillan and Miller second second all in favor all right all opposed hi uh 71 61 51 51 passes Zach what's going on in the city um so I don't have a whole lot of updates for you Ed chair and members of the Eda uh it's been busy but not as in Eda busy just in general busy um this is a busy time of year for us with budgets and with audits so you will see budgets at the next council at the next Eda meeting um so just put that in your calendars as a perspective because we will pass one this year based on notes that I've heard from the Eda chair and members of the Eda so we will see a budget next or have come with ideas for what your budget would be and what you'd like to do with it I think the city council is looking for that as well of what you'd like to do with the dollars and not just hold on to them so I'll provide a financial update at the next meeting as well so you have that of the current state of the Eda with dollars and then also what you're looking for in 2025 for budget but that's all I got for now I'll pass it up to John okay um we'd like I'd like to add on our agenda here between seven eight and staff updates and all stuff that we have a line for previous business and did we attend to it so previous previous businesses like like number 8.5 or whatever you want to call it because we seem to get into this rut of talking about stuff H making it happen and then we just just disappears I mean it just we never finish our our previous business now we had some stuff out there that we were trying to get done last two times ago and I believe it was that on this sun sh you were going to you were going to check into some stuff for us the only thing I could think of was goals I believe I sent an email out with the goals that you guys had to line those the goal setting and I believe those are sent out to you guys did you guys not receive them that's in the minutes yeah correct yeah I'm sorry it's in the minutes yeah okay I can resend that out I believe I put them all in email but I will send them all out again but we'll make a add for this in in our future meetings yep our previous business past business I don't know what you'd call it either one doesn't matter pass action followup or something we could do p we we passed your previous business doesn't matter either one yeah I mean you're just basically wanting to follow up on your previous actions and see what's happening yep I think we need that don't we sure I mean I think it's ever bad to follow up on what you decided to do to see if anything's happening right right and uh followup did anything happen with the uh budgets for the cameras for the city did that go to nothing's gone to council yet nothing in front of council nothing's got in front of council yet for as in budgets for departments as in operational budgets nothing has got in front of the council yeah so that would be like a what did we talk about last time cuz we had talked about Senate at the council and saying that we had our support type of thing MH so they will okay just wouldn't get there it's just not there yet it's not there yet that's correct that was a flock system wasn't it sure yep [Music] since our discussion I think champlin's got up to about six cameras now and they're seeing a a heck of a reduction in issues happening at 2 3 4 in the morning sure so for you guys to catch that and and when they get the six cameras that's that's some real money now you're talking just an update for when I get down the other side okay all right anything else want to add before we pound I want to pass it off to John because I think he's got oh I'm s for upcoming items related to commercial Industrial Development so we have a concept plan that'll be going to the plan commission City Council in June uh DCM Farms which will be or I should say include about 14 15 Acres of commercial retail um so that that will be off of Fernbrook and 114th or between 113 so roughly we uh uh Dean country manner is that area oh okay um and then we we have another discussion that I think is going to be coming the Council on regarding a development on West Territorial Road but that that's new within the last uh day or so and when you say commercial can you disclose what type of commercial we're talking or no not at the concept plan level so it's what whatever you think could be there is probably what we would look at so okay that'll be something that comes in the June Eda meeting for feedback so I'm going to say a smaller scale rather than large scale okay and this is over by Dean's Manor yes yeah right by where all the new houses AC cross from the faith Brook entertainment yep right yeah but if you have a concept you have somebody that has an idea what they want to put there correct yes they they're they're just uh boxes and squares so it's very high level concept plan anything else on the next Planning Commission meeting there you know more or less an update uh again you guys will see all of these things related to commercial things at the next Eda meeting so yeah for um everything else is more residential related so I should say we yeah all of it is um we'll have a interm use permit related to Ducks another one related to commercial kennels as well as Tex Amendment for commercial kennels uh we have four concept plans for residential developments one of which will include the commercial component that I just spoke of um what else we have a few um final plants for residential projects so it it it's busy right now is there anything different in the residential projects mean meaning like the large rer lot develop uh uh one of them will be yes will be large resal resolved no okay no but maybe for this so this is a put in but not necessarily approved or whatever correct so the concept plan is just it's the the start of something and with Concept plans when it goes to so then you still got to resolve that with met Council or whoever yeah and and the city council So the plan commission city council are asked to give individual comments on concept plans there's no motion for approval or denial of anything okay it'll be busy sounds like it how did the Event Center Dean Dean is it Dean no yeah it was approved it was approved it went through okay and and did they have the dirt bike and the mud pack and all that stuff that they they asked for that was part of it so that was also approved and how about the oh what else we were talking about that day oh the lawn care guy what happened with him that was approved that was approved okay and the car lot wanted a license for cars did that go through too that was a couple meetings ago that was approved oh it's couple meetings ago so so everything passed yes is that the car lot that exists up here on 81 or is that something new uh oh you're talking you're talking about the one a Territorial Road right yes yeah the one on 81 on not familiar with I can't remember AO auction mod what's the what's the company's name again okay I can't so it's on 113 where's 113 so that would be on the north side of 81 so uh Crystal Welding would be right on the corner D Parkway 113th so this is um Driven Auto Sales off of territorial and Dayton Parkway anything in place to make sure that they're compliance uh we we need to do an inspection we've not had time to do that did they already inspect I'm sorry we we have not had a chance to inspect it is isn't that close to the future city center location m not City Center it is next door to the tax forfeit property okay so the city center is a little further toward everybody in this room except these three will all be dead before that happens yeah but still thank you may change 100 time okay um can we add does anybody want to add anything or do we do that during this agenda these
