The people that we're talking to their housing needs have changed they're looking for greater convenience modestly less space... they look definitely looking for one level living and most importantly... the proximity to Community Services.

Affordability in Edina... if these two homes did not exist... they could be torn down and replaced with a home in... 1.2 1.5 1.8 million range. Compared to that $800,000 is Affordable in my eyes.

I feel like this project is taking away that ability for others too... I have concerns about the incremental unplanned for development that's continuing... what sort of dangerous precedent does this set.

When I moved into Edina I moved into basically a house very much like the two that are existing on this plot of land today... it was basically the price level that my wife and I could afford moving into the city for the first time... there's a lot of demand from the community for the housing stock that exists on this plot of land today.

I bought into Edina 14 years ago... but the economy has changed the world has changed... this house could go on the market tomorrow it could be torn down and put a $1.2 million home and there would be nothing that we could do to stop that but we have the opportunity to take these two homes... and turn them into these duplexes.

I think the thing I struggled with more on this one is the request to rezone this to PUD... this doesn't really strike me as the type of... when I read through the criteria for what of the criteria for a PUD this doesn't seem to fit that to me.

We have a housing problem in our city we have a housing problem in our region we have a housing problem in our country... if you keep that as single family homes... that's not affordable housing... we're growing and the region is growing and we have this huge need for housing... by not increasing the density you're making housing worse you're making Transportation worse you're making climate change worse.

I think in terms of design it might satisfy the missing middle but not in terms of price... the median home value in Edina in 2023... is 696,000... if you're coming in at close to $200,000 above that for a single unit I don't see that as satisfying the missing middle at all.

It promotes diversity in our housing stock it increases the quantity in our housing stock with gentle density... it allows Aging in place... which is rare and important in our city... I think this fits that so I'm I want to support this.

The main topic of conversation both at Planning Commission and city council was the parking in the front and could they do anything to bring the building up and not have that parking in front where patients would have to cross that in order to get to the building... they've adjusted they've moved the building up a little bit... have the parking along the side so customers patients can just access the sidewalk along the building.

We ended up doing is moving the access way into the property... about 20 30 ft to the north so there's a little additional expense with that but we're staying true to our word... safety is really critical for us here.

It's disappointing that we don't have a small area plan for Kahill because if we don't have a small area plan for Kahill nothing against this project but we it doesn't fit in with a small area plan we're not going to have a say in how this area develops... the more we fill up the horrible surface parking lots in Kahill with things that are not intentional I'm concerned that we'll wake up 20 years from now and it won't be what we wanted it to be today.

This shows though is how overparked our city is and how we don't have to have minimum parking requirement because business owners will build whatever parking they think their customer needs.

I think you guys addressed that by shifting it more internally... and then that kind of pushed the building South a little bit more... I like that part... I was concerned with the height being 10 ft but then when you explain that the transparency section the waiting area you know was a lot bigger you bring a lot of light in that's very consistent with that General region with the 75% transparency requirement so I thought that was good.
