Planning Commission Approves Historic Home Addition Variance
The Edina Planning Commission unanimously approved a sideyard setback variance Tuesday for a residential addition at 4630 Edgebrook Place in the Country Club District.
The commission granted a 3.5-foot variance to allow a 6.5-foot setback for an addition to the historic home built in 1935. The existing home already has a non-conforming setback of 6.6 feet, and the proposed addition would bring the structure 1.2 inches closer to the property line due to the original building wall not being parallel to the property boundary.
Angie Wingate, representing Recamp Larsen Architects, appeared on behalf of the property owners but had no additional presentation beyond staff materials. The proposed addition includes basement, first and second floor expansions to provide additional garage and living space.
The Heritage Preservation Commission reviewed the project Monday night and approved changes associated with the garage addition and street-facing facade modifications, though they denied proposed changes to the front entry that were unrelated to the variance request.
Commissioners noted the minimal nature of the variance and the constraints faced by owners of historic properties that cannot be demolished. The project will allow rehabilitation of the historic home for contemporary use, which staff identified as the preferred treatment for preservation resources in the Country Club District.

It's one inch of additional nonconformity. I'm actually amazed that someone actually figured that out instead of just thinking it was zero in.
