Planning Commission Approves 64th Street Subdivision Request

Meeting date: Aug 28, 2025
Published Oct 8, 2025

The Edina Planning Commission unanimously approved a subdivision request Tuesday to split a large residential lot at 64th and Warren Avenue into two conforming lots.

Tim Bellon of Bellon Construction requested permission to divide the 27,000-square-foot property into two lots of approximately 13,500 square feet each. The existing home would be demolished and two new homes constructed on the resulting parcels.

Both proposed lots meet city minimum standards without requiring variances, according to city staff. The median lot size for properties within 500 feet is just over 10,000 square feet, making the subdivision compliant with zoning requirements.

Neighbors raised questions during the public hearing about tree preservation and responsibility for maintaining an existing retaining wall along Warren Avenue. Andre Supley, who lives adjacent to the property, requested clarification on whether the deteriorating retaining wall belongs to the city or property owner. City staff said engineering would coordinate with all parties before construction begins.

The subdivision will proceed to the City Council for final approval. Bellon said he hopes to begin grading and home removal as soon as possible following approvals.
