The zoning code does not allow parking in a UN3 district like this vacant lot to serve a use in the RM1 district. So, they need to rezone the property just to to to mitigate that requirement.
I just believe that the more parking stalls you provide regardless of it's on-street or off-street, you're asking more cars to be in a pedestrian environment.
It's also just such a beautiful green space right now. I feel like if it was made into a green space, it should stay a green space. We see so many animals across there. Birds, bunnies, everything over there just, you know, it's a it's a nice place for people to go. And we see people walking their dogs there.
I simply don't think that more parking is a good idea. For a number of reasons. Number one, it's the densest neighborhood in the city, possibly in the state, residentially speaking.
We purchased, my husband and I, the empty lot at 2007 Stevens in 2015 to preserve the green space for the enjoyment of our tenants. The 2007 Stevens property previously served as an employee parking for the Ramar building across Stevens on Franklin.
Staff recommendation is for approval for each of these applications, and we do have some conditions of approval that we recommend for the conditional use permit.
I struggle with this word sometimes contiguous like the whole street is RM1 compared to Franklin going across from 35 towards Hennepin. Going from like west from 35 towards Hennepin is kind of like almost like spot zoning which I know we don't really do. It's like parcel by parcel.
