EDA Greenlights Major Financing for Vale Minnetonka Apartments
The Minnetonka Economic Development Authority approved a crucial collateral assignment, paving the way for a $48.5 million loan for the 197-unit Vale Minnetonka apartment complex.
Minnetonka’s Economic Development Authority (EDA) took a significant step at its August 10 meeting, approving a collateral assignment for the Marsh II (Vale Minnetonka) project. This action facilitates a substantial $48.5 million permanent real estate loan from Wells Fargo Bank, critical for the completion of the 197-unit apartment complex located at 11816 Wayzata Blvd.
The approval allows Minnetonka Marsh, LLC, the developer behind the Vale Minnetonka project, to assign its rights to a Tax Increment Financing (TIF) note, valued at approximately $4.6 million, directly to Wells Fargo Bank. This TIF note serves as a key security measure for the significant permanent financing required for the development.
This collateral assignment is a standard procedure that allows the developer to secure critical permanent financing for the Vale Minnetonka project, ensuring its continued progress and ultimate success.
The decision, authorized under the leadership of EDA President Rebecca Schack, followed a presentation by Community Development Director Julie Wischnack. The EDA’s Economic Development and Housing Manager, Alisha Gray, authored the detailed report recommending the approval, underscoring the importance of the project to the community’s housing landscape. Documents associated with the approval included [docs: 69fdbbd3-2c20-47a5-b80d-03d41354c0f3, 60ced3cb-57e6-4994-8c89-101f39953ef7].
By approving this assignment, the EDA is facilitating the next phase of this significant housing development, which will bring 197 new units to our community and help address local housing needs.
