So, thanks again for joining us. And I will turn it over to our project manager, Jane, to get us started. Thanks, everyone. >> Thank you, Janette. Hopefully, everyone can see my screen right here. As Janette mentioned, we will be core this meeting and post up on the webpage. We will also post up the presentation as well, too. So, that will go up on the webpage as well, too. So, happy Monday, everyone. Happy Monday evening. Thank you for joining us and spending your hour of the Monday evening with us, too. So, we really, really appreciate it. This public meeting and presentation is on the City of Santa Clara public works projects at the Grant Snelder intersection project today, June 15th, 2026. So, here are some of the high-level agenda that I will be going through. And we'll we'll have time at the end for Q&A as well, too. But just some of the quick agenda pieces, we will introduce the construction teams in the next slide here. There are a few number of us. Some of you guys may have seen us already and we'll we'll get to see some new faces once construction starts as well, too. I'll be going over the project overview, some of the anticipated construction impacts that will be part of the project, some of the specific dates that we are aware of in terms of public events, how the project will be communicated to the public as well. And then the last slide will be our contact information. So, we're going to do a construction teams introductions. These are just mainly we the city and city reps role with the construction projects. So, I'll start off first. My name is Ching On. I am the project manager for this Grand Avenue construction project. I can pass it to Marc Alali. >> I'm Janette Ribar, community engagement coordinator with public works. I've probably met a number of you just through our work on Grand Avenue last year. So, you'll you'll get emails from me. It'll come from me on a a weekly basis. Um >> [clears throat] >> So, more to come and I'll turn it over to our construction consultants. And I don't know Ching [clears throat] if you want to introduce folks or how you want to do that. >> Yeah, I just want to briefly mention that Janette and myself are managing a number of projects throughout the city. So, with this specific project, we have hired a consultant to help us with the project as well, too. So, before they introduce themselves, I do want to mention that we do have various banded construction teams that will be helping us from the administration level, but more importantly, being the frontline and people out on the on the project on a on a daily basis. So, I will pass it to MSA to introduce themselves. >> Thank you, Ching. I can go first. Hello, everyone. My name is John Hardigan. I'm an engineer with MSA Professional Services. We I'm I'm new to this project. As Ching mentioned, we'll be we'll be leading the construction admin, the construction inspection, as well as the public engagement for the for the project. We've assembled a an awesome team to to to help folks out and make sure everyone stays informed. So, I'll be the I'll be the primary point of contact and I have two folks with me. Connor Duer will be helping me out on the on the construction end. And Ashley from Zann Associates will be helping out on the public engagement end. So, you'll see our contact information later on in this presentation and also on the on the city website. So, please don't hesitate to reach out, but maybe I'll let Connor introduce himself and then Ashley as well. >> Hi everyone, Connor Dewer, MSA Professional Services. I work with John in the Public Works Department at our company and I'll be handling a lot of the day-to-day stuff on the construction side and helping out John with whatever he needs. So, you'll be probably seeing me around the project or hearing from me every now and then. And I can pass it on to Ashley. >> Hi everyone, good evening. Ashley Thompson, one of the engagement consultants with Zann Associates on the project. And similar to Janette, we have quite a few people that will work on this project that helped out the previous years on the Grand Avenue construction project. So, very familiar with the corridor and the businesses in the area. So, yeah, looking forward to working with you all again. >> Thank you John, Connor, and and Ashley. Yeah, as Ashley mentioned, John was working with a different consultant on the Grand Avenue project, but they are very familiar with this neighborhood with the with the two projects and the connection. So, the engagement aspect of it will seem very seamless in my opinion. And then we have High MSA who is a I think Paul local engineering firm as well, too. John forgot to mention that, so I just want to mention how important that is as well, too. So, they are local and they're not too far from the project as well, too. So, but it the the construction team is going to be on a similar groundwork as the Grand Avenue where they were a consultant for the inspection and engagement as well, too. So, this should be very similar to what folks have seen on Van Avenue. Janette and I will still be involved, but more so on the project oversight, maybe answering some city-specific questions, and helping John and his team make those city connections to the public in neighborhood F42. Um But as John mentioned, MSA will be performing the inspections and and then doing the engagement. So they they will be doing a lot of the daily and regular activities out there F42. Uh moving on from the introduction, this is the project overview. This is regarding to the Grand Avenue intersection. So I know this project have been on the table for a number of years. We had anticipated to get into this project this intersection last fall due to the city cybersecurity incident. A lot of our file access were restricted, and therefore delaying this project. But we are um ready to get this project started and completed in summer 2026. So for that we do apologize, but we understand that people have been waiting patiently and have been going through some recent project, not just with the Grand Avenue, but some of the surrounding F42. So we will do our best to be mindful, and we do acknowledge that there may be some construction activities in F42. So we do apologize, but I do our best to to manage expectation and disruption to folks in in this neighborhood F42. So Um we Janette and I are aware of other projects that's happening in the area that should be completed relatively soon. Janette, we talked on this morning, but I don't think we have a firm condition date for the Pascal water main, but they are very very close. Seemed to me that there is some final restoration just waiting to be completed, and that should be done soon. Um anything to correct there, Janette? >> No, and I know that also some water work on I think it's Saratoga. So, we've we've reached out um and are anticipating and we had asked them in advance that water complete work in the area before our project started. >> I do apologize. Yeah, it it was mainly the Saratoga and then there might be there might be some on the Pascal also, too. Um some folks may be wondering and have seen that Hamlin Avenue will be getting a skin patch as well, too. That is starting this week and because it is a skin patch, they should be completed before our project start as well, too. And then there are a handful of New Castle construction um in this area and and in the vicinity of the intersection, there is that roofing company that should be wrapping up as well, too. So, I am in >> [snorts] >> um coordination with with with that from our right-of-way folks, too. Um quick overview of the improvement details of these Snelling Avenue and Snelling Avenue intersection improvement, it include both of them. Include a traffic signal updates. We'll be replacing all the new pole and signal materials, and then the signal itself will be upgraded to be used to using camera detection instead of the current underground loop detectors. Um and then we will also be resurfacing the entire intersection as well, too. So, that resurfacing going to be there's similar to the um MnDOT project of the Snelling now overlay. So, this will just be continuing where MnDOT um left off about 2 years ago and we're this entire intersection toward the end of this project. Once we are completed with all the curb work and sidewalk work. Uh this this work is relatively contained to just the intersection. Um given 100 150 ft beyond the intersection only two. So it it is a very localized um area, but nonetheless it is still very impactful um as it's a intersection between two major uh corridor as well. Um this is uh This is one of the plan sheets um that I'm showing here and I do apologize. Um I don't have a updated 2025 aerial yet to kind of show um the the current condition and I don't want to strike anybody on this call to be able to read the construction plans like I'm used to. Uh but this is just to kind of highlight some of the um plan and design changes um on on the paper form of the intersection out there. So on the left-hand side you'll kind of see our pre-construction of the intersection. Um there are some interim transition between the Grand Avenue project that completed last year uh into this year. So we will be removing those transition pieces. Thank you for for your patience on on that. Um and we will be rebuilding all four quadrant and adding in bump outs uh to all four of them in some um in some fashion as well, too. So on the right-hand side over here you will see the uh post-construction with the proposed designs as well, too. So we are introducing um curb extension or bump out to reduce the crossing distances for pedestrian improvement. Um again, you don't see some of the element, but the uh signal system will be upgraded um all four crosswalk will be uh restriped um as well, too. So this is a signal, but also a ped uh pedestrian improvement um type of project. Um, I do apologize. I have some yellow highlighted here, uh, but that did not come out. Uh, let me just go into my PowerPoint uh, very very quickly here. So, I'm just going to shift into my PowerPoint for just this one slide here. Um, So, what I have shown here is a little bit of a close-up of the intersection uh, design on the paper space. Um, the area that I have highlighted in the yellow, everything inside of there is essentially the major construction of this intersection improvement. Uh, so we're mainly uh, getting into all four quadrant, uh, replacing the curb line to install the bump outs, um, and to achieve this project as well, there are some utility impacts. Um, so for example, the reconnection of the new water main that was built with the Grand Avenue will be will be tying to the Snelling water main. There are some storm sewer work that is uh, needed to be replaced because of the bump out. Um, and then there are a few uh, other sewer works as well, too. So, uh, what you may have gotten out of this is a lot of the construction is going to mainly be happening along the west side of the intersection and then the east side of the intersection only. Uh, so with that said, um, because of the utility works, we do anticipate that the the Grand Avenue eastbound westbound will be closed throughout the the construction. So, they will be restricted uh, through traffic and uh, will not will no longer be able to make a left turn or right turn from Snelling Avenue. Uh, with that said, um, Snelling Avenue, however, will still be open to one lane in each direction northbound and southbound during construction, too. Um, there may be some minor interruptions uh, or um, limited closures uh, we do have to surface the intersection. But for most part normally Avenue as we understand and know that it carries a lot of traffic so that will need to be open during construction. We do plan to have a temporary signal during construction that will hopefully help with the traffic movement to be a little bit smoother compared to sometimes the flashing red or the all stop red that can really delay traffic and cause congestion for two. So the temporary signal for the most most part should still allow traffic to go through in a more seamless way especially because of the restriction to Grand Avenue. Thanks. And with that there I'm going to go back to my my uh PDF but I just wanted to to mark where the yellow is where all the construction will be happening. So I apologize that that did not transfer to this PowerPoint. So what are the anticipated construction impacts? So as of right now we don't have a firm schedule but I will provide to you what is the most anticipated impacts. Once we have a firm schedule we will post that on the webpage but for now just know that we are still working with Monday and working with the contractor to finalize that construction schedule. So Grand Grand Selwyn intersection construction is anticipated to start in late June or early July. I know that's coming up in a very short here. We're doing our best to work with all the administration side of things to kind of get this project approved to get started. So the contract the contractor um may be able to start the last week of June, uh but given that July 4th is usually on the corner, sometime contractor will will wait uh to wait will wait until after July 4th weekend to start breaking ground, but it wouldn't mean that they won't be in markings any equipment on site uh the week before as well, too. So. Um as I mentioned again, N is uh expected to remain uh open to traffic throughout the construction. Um as I mentioned, there may be limited closures, uh we're working very that information to the public and to the businesses uh once we know them, uh we will give it much advanced notice as possible. Um Grand Avenue is expected to be closed off um so that will be closed off to all the through traffics um and they will be uh impacted bus route um business access will still be uh maintained throughout the projects um just that they won't be able to go through Grand Avenue at um at N only Avenue. Uh knowing that that that there's a lot of pedestrian activities along this corridor, we will also main- maintain our pedestrian access as well, too. So, very likely our contractor will only be working on one side uh of the street at a time uh before working on other sides to maintain pedestrian access. So, we wouldn't allow them to work on all four at the same time without without providing pedestrian access to the local neighborhood and businesses, too. Uh do know that construction impacts as I'm saying that are contingent on the contractor scheduling and what um set up as well, too, they they capacity um may change throughout the construction season and it may change uh schedule as um as most of you may know, anything anything can happen. A lot of our work is very weather dependent and a lot of things do have to go right to get it completed perfectly. But, we have a very short window of construction opportunities and I'm working my best with them to make sure that they have everything in line as well, too. But, there may still be unforeseen uh disruption and and discovery as well, too. Uh so, this is kind of a map of the anticipated detours of the construction. So, as I mentioned, even though the construction itself is very localized to just one intersection, how it is, however, very major intersection. Uh so, the line in the orange here is shown as the main detour for through traffic. Do note that when we are talking about through traffic, we're talking about trucks and folks that are trying to get through the corridor from one side to the other side that aren't necessarily um uh driving towards some of the local destination or or residences or visitors in the area as well, too. So, our anticipated main detour for through traffic is going to be through Fairview, Marshall Avenue, Hamlin, and Sinclair. Once construction start, we'll know which route the contractor will like to push them either through or Sinclair. As I mentioned earlier, this is just a very broader detour for larger trucks that are coming through Grand Avenue to be detoured, too. However, for for residents, for visitors, for for local and business access, you will still remain to be on Grand Avenue. But, at some point, the hard closure at the intersection will uh force you to go around the intersection, so uh we do anticipate that folks will still be able to get into Gana Avenue uh right until about Cambridge uh Macalester uh area there, and they will have to be pushed up to Summit Avenue, and then come back as soon as Saratoga. Um we are also anticipating that this will be the similar, if not the same, detour route for bus 66 and 63. I'm sorry. That's route two. Uh communications, um so once construction start, we will have a weekly emails and webpage update. Um the project webpage is utilizing the same Grand Avenue webpage, so if you have any sign up um from that project, um you don't have to sign up. Um again, uh we're using the same webpage and the same email list, so a lot of you folks uh that already overlap with this project, uh most folks should already be on this already, too. But if you aren't, the uh please do sign up. That will be our mo- our mass communication um on a weekly to to folks, that's route two. Um the other uh form of communication is that we will also hold weekly stakeholder meetings for businesses and residents to address question and concern. Um at this time, we don't have a um day and time just yet. Um The reason why we don't is we want to wait until we have a construction meeting with the contractors. Until that information is known, uh that way we can hold these weekly weekly stakeholder meetings after those meetings, uh so that businesses and residents are given the most up-to-date and latest information on that. Uh I believe believe we did something very similar for the Grand Amory that's what too. So, that's going to be very similar to similar to what was done during that project. It probably be a much smaller um uh contact and businesses compared to the Amory Avenue, but nonetheless, we are doing the very similar things um on both project, too. Uh top of that, uh we will continue to have regular regular check-in with businesses about the construction impact of 42. So, Jenna and I were just out there 2 weeks ago, a week week and a half ago, uh flying the uh businesses that are primarily within the first block about uh the letter that we sent out and then um um uh re- introducing uh today's meeting as well, too. So, I will continue to do regular check-ins, uh especially the the first part of construction. Things get a little bit messy with some of the changes and detours and construction activity as well, too, and we'll do our best to um work with businesses and residents to address any issues. Uh we will also be flying construction information as we know them about any limited hard closures, um any uh major construction uh that may be um that may be uh worth noting. Um the reason for flying uh it's just a faster uh approach for us to convey uh important information to both businesses and residents uh compared to compared to the mailing that that you guys have seen. Uh Jenna, was there anything else on communication that I might have left out you want to mention at all? >> I mean, it's just note you'll have contact information. If there are questions or issues that arise, you'll know who's on site to reach out to so we can get things resolved as as quickly as possible and address any any things that arise. >> Um here are the here are some of the known dates that we are aware of. Um, so just a quick reminder that our construction window uh start from anywhere from uh essentially from now until the end of August. Uh so that is when um Bosco is out and um most opportune uh window that we have to work with, too. So we understand that that window is very tight and we're going to have to work with our contractor to um achieve this project. So um but known dates that we are aware of at the Scottish Fair that is happening in this area um uh in the middle of July uh which is a Saturday. So that's something that will uh that will be made aware to our contractor um to have things ready in place and set set ready for the weekends uh just like any any normal weekend we will want them to. Uh we'll also tell them not to work on that weekend as well, too. Um if they're planning to do any weekend uh or night work, um that's one weekend that we will um we will have to shake them on. Um we've been in uh communication with McCauley School, so I understand that their move-in and orientation um is the week of August 31st uh with class starting uh the day after Labor Day as well, too. So the the goal of mine is to have uh this project completed um toward the end of August uh before school starts um as well, too. As we are all aware um traffic uh start to uh increase significantly uh after Labor Day weekend. Uh so here this is the last slide before we go to Q&A. Um so I just want to uh mention again we have a project webpage um um that is listed right there. This is the same webpage. Uh so if you have already signed up for the Grand Avenue project, you no longer have to, but if you haven't, please sign up. Um, during construction of the any construction issues, uh, you may call this general public works number um uh, to get any any information um, or um, request um, that will likely reach to myself and or Janette, too. Uh, just a reminder um, not sure folks are joining late, but we do have city reps consultant MSA Professional Services and then who will be working with uh, Janette and myself um, on this project. Uh, they'll be doing a lot of the daily and uh, regular engagement and uh, inspections that are out there. Uh, so you'll be seeing uh, different uh, faces in group, but we're all city reps of this project. And I just again, um, I am the project manager, Chang Zhao. Uh, my contact information uh, listed right there and then Janette Rebar who is in our public works communication engagement um, team that's what to her contact um, also listed right there, too. So, um with that said, um, Janette, is there anything else uh, to mention before we open up for Q&A? >> And I think we said this, we will share contact information for MSA like project inspector, you'll know who to reach out to, who's on site. Um as we get kind of all the pieces and we give you that date we're going to start construction and then we're happy to take questions at this point. You can either put them in the chat, um, you can raise your hand or if you're not sure how to do either if you unmute yourself, I'll kind of be paying attention to two people there. And then if if we don't get to a question today, you can always reach out to us, too, and we You follow up that way. I know, I'm seeing a little activity in the chat, but if someone has a question, we can take them that way as well. Uh Spencer, go right ahead. >> Yeah, thank you. Uh I'm losing track of time, but I think it was in 2024, uh the intersection south at uh St. Clair was was rebuilt. With uh uh uh new new lights uh installed. Will Will these traffic signals uh at this intersection of Grand and Snelling uh be similar, or will these be maybe uh uh slightly more uh capable of uh having having more features with the camera and and the lights? Uh I see this intersection as uh you know, definitely having uh more pedestrian traffic than the one on St. Clair. Uh you know, it's more similar probably to an intersection like uh Cleveland and Ford Parkway? Uh So, I just, you know, wondering, you know, what what the city is is going to put in here as far as capability of being able to you know, program the camera for different situations like uh midnight versus, you know, rush hour and and that kind of thing. Thank you. >> Thank you, Spencer. Um can I just ask to clarify when you're talking about the lights, are you talking about the camera light and the signal light, or are you talking about the the um illuminators lightings? >> No, the the the traffic control uh signals. >> Okay. Um I would say I'm not a a a signal expert, uh so I I may have to come back to you about the answer to that and I don't want to say anything anything wrong. Um but what I think that out there now is going to be very similar but with the upgraded system, they the existing system does have a signal head and the pedestrian timers um with the overhead luminaires, too. Um my understanding of it is that it's going to be very similar but I feel like I will have to respond uh to your question um after tonight's meeting and and get a get a more precise answer from our uh signal group. I apologize for that. >> All right. Um so we'll follow back up on that and then David with Next Chapter Booksellers, turn it over to you. >> Hi, I thought I had seen somewhere in some earlier conversations mention of sewer work in the intersection. Uh is that I assume that's not part of this this project. Is that a separate project that you know is coming or just something I imagined? >> So I Cheng, I'll take this to start cuz I think it might reference. So there's two pieces. There's storm sewer work with this project and I I'll have Cheng talk through that but there had been earlier this year we were out with information about sanitary sewer lining on Grand and that has been completed. So I'm not sure which you're referencing. >> [snorts] >> I I don't know either which one I'm referring to, honestly. >> So Cheng, if you want to talk about the storms the any sewer work that'll take place with this project. >> Yeah, yeah, I can talk about that and and kind of explain to I'm just going to shuffle back to my other slides right here. So um in terms of sewer work, uh we have one storm sewer line over here and that's essentially it because the water is flowing um toward the west coming from Saratoga. So, with that bump out, that obviously affect drainage pattern. So, we have to reconstruct those cast station and move them upstream. So, that's that's a little bit about the storm sewer work. We have um There was one sanitary line right here just to kind of um uh not necessarily for the public for for the public, but this is part of our fun city stuff. So, there was there was a sanitary line that was really close to a signal pole that that the city found to be in poor shape. And that was what was found out during the Minda project that televised the the sewer work. So, that's something that we found and and thankfully we found early enough that we can uh fix that problem with this intersection project. So, all of that sanitary line that I have highlighted here is not necessarily due to the ped improvement and it's not being paid for by by this project. It's being being paid for the our our sewer um our sewer fund, but it's to correct uh issues that we wouldn't have known otherwise. >> Okay, probably more sewer information that you were looking for. Um but guessing you were referencing the sewer lining that we did earlier. Um and then and we do have some things in the chat chain. So, I'm just going to read them. Um We walk through this intersection almost daily. The only no turn on red sign is for westbound Grand Avenue vehicles. The other three directions can turn on red. Will this be changing after the construction? If no, why not? And then that's it. Almost no one follows the no turn on red and does turn right. So, now you can't see the no turn on red sign. It's small and at night it's not visible. >> Uh yes, I can answer the question. So, with this project as I mentioned there is the no turn on red for westbound uh Grand Avenue going northbound. That will remain uh that will remain uh post construction and currently that will only be the the only one that will remain. Um that would in- install I apologize I can't remember the year 2014 2016. Essentially, it was installed when the A line went in and that right turn maneuvers um have a lot of sight line concerns with the A line buses coming from the left hand side so that's kind of the rationale for that sign out there and now. I know there has been uh requests to our traffic folks about additional no turn on red. The um the response that I received from our traffic engineer folks is that um evaluation of of that will um will need to be studied after the plan after this construction but the current design have the current one sign to be replaced and put back in. >> Thanks, Jay. And then the next question is how will this relate to continued reconstruction of Grand Avenue further west of the intersection? >> Um with that further west or further east? >> They said further west but I think if we're talking at this intersection it's probably Well, I think it's both. How does it connect to the construction we just did and how does it connect to future construction? >> Okay. Yeah, I can do it both. I can do it both ways. Sorry for asking the questions. Uh so yeah, that's a great question. On the west hand side uh we So, I I I know there are temporary curb out there um between the two projects and it probably would have not been needed um given this project was um started and completed last fall. But yeah, so we are stretching our construction limit on the west end to essentially remove and remove the temporary or the interim curve that was out there that kind of that's kind of widened out the roadway back to its original 53-ft road width, if I remember. 54. So yeah, so the the west leg Grand Avenue we are essentially >> [clears throat] >> tying into the new construction. As you can see here, we are tying into the design of the 48-ft road width of Grand Avenue. But given this bump out at the southwest corner, that will get a little bit of a bottleneck way too. So that's on the west leg at the intersection. On the east Sorry, I don't think you can my two bucks. I'm just going to move my two bucks. And then on the east leg, as you can see, we kind of have that continuation of that 42-ft minimum for a bottleneck. But as as the question is alluding to, we still are tying to the pre-existing 54-ft as well, too. But we are cognizant of that and we are preparing for this east leg. If and when that project do get started, that they will be able to pick up from the east leg. I I can't say for sure that they will be able to to start from this leg from this side and continue east because of the road width, but because of this catch basin, this should be very minimal impact to this intersection. As I mentioned, this little project, you can't see much, but this little bump out right there, that will be the future curb line south curb line of Grand Avenue. So that is in preparation for that future improvement. The north curve line that will have to come in a little bit more asphalt too, uh but should just be able to relocate this cast basin a little bit closer. Uh so, apologize for the very elaborate uh answer, but hopefully that does answer the question that we are connecting to what we've done last year and we are also preparing the east leg to be uh to have a minimal impact um if and when that project do carry uh to the east. >> Great. Um thanks, Cheng. Other questions, I'm going to run through a couple. There's a follow-up on the no turn on red just encouraging no turn on red in all four directions. Um And so, I think yes, we've heard that and then making sure that the where we do have a no turn on red sign, that it's more visible than it currently is. So, and I'm not sure about that placement, but things we will keep in mind. And then I'm David, just checking, did you have another question or is your hand just still raised? Just don't want to miss any. >> No, I I don't have any more questions. >> Okay. That's okay. Any other questions? And if folks don't know how to raise their hand, unsure that way, feel free and unmute yourself as well. Or put yourself in the chat. I mean, we're happy to stay on and answer questions, but you can drop off whenever you're ready. Oh, we got one more question. Um how do you soon do we expect to know when the start date will be by the end of like do we will we know the start date by the end of next week? And I know it's a little fluid, Cheng. >> Yeah, um I would I would say I I hope so. Um we have a uh Minda agreement that is going before the city council this Wednesday for approval. Um once we have that, we can send that to Minda and it will really um depend on when Minda get back to us that we can officially award uh the project. So, I'm I'm very hopeful and and have been in communication with them about how um quick of a turnaround we would need this uh but because of a lot of administration procedures that we're going through uh there has been a little bit of a hold up, but my hope is to have um Minda approval a agreement like to start as soon as possible. So, and then next week um is hopeful uh but we will be we will uh share that information as soon as we do have it. >> After we know you will I'll know. Any other questions? I did miss one thing I forgot to mention too um in terms of like business impacts. Uh so, Jenna and I were out there a week and a half ago to kind of talk to the businesses along those intersections. Just kind of um we introduced ourselves and this project again too, but I did want to mention that on the west side of the project uh where we're not necessarily disturbing too too many uh besides Macalester, of course, cuz they're on the west hand side. And then on the east hand side, uh if we look at the southeast corner, um we we are we're not impacting that driveway down to nothing but cakes. So, there business access just they'll be maintained to be open. We have talked to um we have talked to the business owner and they do have some concern about people turning around and that's something we'll have to work through once construction starts and people kind of start to kind of figure out their way around as well too. Looking at the northeast corner, the the main the the biggest business disruption we will have is to Bread Smith knowing that they only have that corner access through the door. So, we'll work closely with them about maintaining that access with the business contractor about working on one side of the sidewalk and making sure that we have either gravel or some form of ADA temporary placement so that people can still access Bread Smith through that corner as well too. Right now, that's kind of the biggest impact that we anticipate. Um Most of the businesses along the northeast corner should still have their access through their business door readily available, but we will maintain that as well too. So, just forgot to mention that earlier and just want to mention that as well too. So, nonetheless, it'll be it'll still be very disruptive. Um Um loud noises and noisy construction too. So, we recognize that and we'll do everything we can to coordinate with the businesses as well too. >> Thanks, Cheng. Other questions?
