I guess here to answer any specific questions. I guess I just wanted to clarify for the record that it's a slab on grade um not a partial basement um as noted earlier. And need the square. I know the questions about the square footage, needing the square footage for, you know, the family, um, my wife and our two children.

My my closing comment would just be um my concern of the discrepancy between the setbacks on the north side and the south side. It does feel like my property is accommodating the larger buildable area because of the location and the setbacks being more condensed on the north side. And at 35 ft, that's a that's a tall um exterior wall at 5 1/2 ft. So, you know, I would ask the owner and the property propose to consider um equal distance at least between the two setbacks.

The applicant is Todd Molly Phillips. They are requesting a front and rear yard variance um for setback to remove an existing home garage and driveway to construct a new single family detached home. The parcel is located at 4646 Lords on Prior Lake. The existing home is non on a non-conforming lot of 89 ft front which is also on a regular lot and a lot of 13,754 ft which again the standard is 15,000. The front setback request is for 21.67 ft and the rear setback of 36.5.

Yeah, I have questions about the grading on the walk out. So, maybe you can bring up the picture of the two stories. Um, I'm familiar with this lot and the home that's there and I know that it from the lakeside it looks to be about four stories and it's dug into the ground. Um, I know it's really low.

I'm a former Army Infantryman. I served for eight years in the Armored Cavalry and also in the 18th Airborne Corps. And I'm mindful that mobility can change over time. watching my parents and planning a main floor primary bedroom is a practical and reasonable design choice for us here. Um that feature helps us make this a home that we can live in for a long time rather than a home that becomes difficult to use as we get older.

Um, the front is less of a concern for me, but the lakeside I, yeah, I have a problem with that. And I think the getting closer to the actual setback average of the 41 35 ft um is something I'd like to see um another rendition of, but thank you.

This is based on their reasoning and logic over their uh experience across more than 60 senior living communities where the applicants data shows a parking ratio of approximately 1.2 two spaces uh which would be sufficient to meet resident, staff, and visitor needs.
