Prior Lake values and places a high priority on conserving commercial industrial property. I have been here for many years and I can't recall uh when Prior Lake has reszoned commercial for residential purposes. Um, in this case, uh, staff does think it makes sense when you look at the site.
Our park and trail system plan also identifies we want to ensure that we have one highquality neighborhood park is available within a half mile radius of each neighborhood service area having 300 or more children. That's one of our objectives outlined in outlined in there. Um the subject property has two high quality parks um within half a mile. You'll if you look at the figure, we have Knob Hill Park and Carriage Hills Park.
So, we did reach out to the school and talk to their district staff, but also just so the community is aware, we meet with the school district every year. We talk about developments that are in our planning stages, which ones might be in the pipeline, where we see growth happen... The comments were residential growth can help stabilize enrollment and provide per pupil funding that they need to support staffing and programs.
I feel like that's going to see more traffic foot traffic from residents of the new development. And um with that being such a broad road with a boulevard in the middle, I think we need more than a crosswalk. I think there needs to be some kind of a signal of some kind to alert vehicles that pedestrians are crossing what is a broader roadway with trees in a boulevard and everything that can provide some sighteline issues.
Our vision for the site really it it summarizes this simply for us. We wanted to prepare the 27 acre business office park land north of Fountain Hills Drive for development. We knew that was a strong priority for the city... We're providing badne needed housing... Improve Pike Lake water quality and PY completes infrastructure in this area.
The Berling family established this farm in 1864, and for generations, it's been a working dairy farm rooted in this community. The decision to sell this property is not made lightly after 17 62 years of family ownership and connection to this land. However, farming within the city limits has been more difficult.
My purpose for coming here was in hopes of finding out how to get our experience as a homeowners association in front of and into city staff so that the types of issues that we inherited don't happen to Marlo Rich.
If we don't have already on the plan books of other commercial development in our in our town that will increase that ratio and and offset the changes that we're making just as it relates to this reszoning, what are we doing to the impact of an already struggling um financial situation for our school districts?
21 right now. It's 7 in the morning. They're backed up. You go on 42. You go on 42, try to get to 21 at four o'clock. the turn lane. There is no turn lane left. They're out on on 42. It's just common sense. You can do all your traffic studies and all you want. You're just going to know there's going to be more traffic.
