The Prior Lake Planning Commission unanimously approved a conditional use permit Feb. 12 allowing Traditional Equipment Leasing to conduct motor vehicle sales at 4719 Park Nicollet Avenue Southeast.

Dwayne Guyger, owner of Traditional Equipment Leasing, requested the permit to operate a motor coach leasing and brokerage business from the existing commercial building. The business primarily handles equipment leasing for employee shuttle services, particularly for large construction and development projects in the southern United States.

The commission approved the permit with specific conditions, including a prohibition on displaying vehicles for sale on the property. City staff recommended this restriction because the 1.8-acre site has 84 parking spaces but requires 85 spaces for the existing 21,000-square-foot building, leaving no capacity for vehicle storage or display.

Guyger told commissioners his business operates virtually through phone and online transactions, with most vehicles located elsewhere. He said the company has no intention of displaying motor coaches at the Prior Lake location and accepted all staff-recommended conditions.

The permit allows motor vehicle sales in the C2 General Commercial District, where such businesses require conditional use approval. No members of the public spoke during the hearing, and commissioners described the request as straightforward and administrative in nature.
