Take it away, Mr. Kerski. >> So chair, this is and members, this is a conditional use permit for exterior storage at 4,000 Valley Industrial Boulevard South. So this is the subject property. Uh amphitheater is right across the street. This is a new industrial building here. This is the subject property right here. If you remember, this has been before you uh once before for a dog daycare facility that uh was not successful. So, the building has been vacant, was recently purchased, and you're going to see a new use tonight. Um it sites 2 acres. Property is uh Valley IOS LLC. It's zoned I2 heavy industrial. It's in the comp plan for a mixeduse employment center and um interstate development is the property owner. So this is the site plan. Um these are the proposed changes to it in the areas that are in red. So they are expanding the parking lot here uh for used to store vans for Palmer bus. So this is a extension of the existing parking lot. So we're adding screening here, screening on the south side, some additional screening on Canterbury Road. So the existing parking lot has already been expanded by roughly 5,000 square ft. Site to be used as storage for vans, as I said, for Palmer bus contractor for bus and van services for the Shakabe school system and other area communities. They're also adding 1,000galon above ground fuel tank near the southeast corner of the building. Service and repair of vans will take place offsite at Palmer's maintenance facility. Additional landscaping is proposed as shown. Uh appropriate permit from the fire department is required for the fuel storage tank. Proposed condition allows for the use of the site for storage of vans, passenger vehicles, not large equipment, raw materials, or large commercial vehicles. Landscaping must be installed prior to the storage of vans on the site. Uh staff is recommending approval of the conditional use permit with the conditions in the draft resolution PC 20 005. >> Right, Madam Chair? >> Um I open it to the applicant to speak. >> So state your name and if you could write your information on. Okay. And if you both would sign if you're both. >> We'll do. Good evening. Um, my name is Victoria Pervix. Um, I'm here on behalf of Interstate Development. We're the property owner of the subject property. Um, I have Brian along with me and I'll let him introduce himself as well. Uh, first I just want to thank Michael and also Kyle uh, who helped us with our cup application. Quite a few questions along the way um, getting to this point, but they've been very supportive. So, thank you very much for pulling together the materials, helping us through the process, and just want to say thank you to the board for the consideration as well. Um, we're excited to bring Palmer to our property. Um, we're prepared to install the landscape as early as Monday. So, we have our landscaper on standby to have the trees delivered. Really waiting to get confirmation that this screening plan um is adequate for your expectations. Um, and hoping to just kind of keep this site really looking nice. We know that it's on a pretty um main artery along Canterbury Road with an amphitheater across the way. Um so we're not looking to um you know cause any um extra um attention to the site and know that Palmer has every intention to keep it um well maintained. So um thank you again. I'll hand it over to Brian to explain a little bit more about Palmer and their operation. Thank you. >> Uh good evening everyone. Uh just greatly appreciate the opportunity here to uh put this before you uh for your approval. Um basically I'm here for the operations side of it. I don't know how much detail you want to get into it, but this is uh an added service that we've picked up with the Shakabe schools school districts for the special needs transportation. Um and we're very we're looking forward to utilizing this property. um the best we can. Um we're just the other our main site just doesn't have the capacity for the equipment with all the school buses there. So um with that, I guess I'll leave it up to questions with anything else in regards to the operation piece. >> Yeah, I open it up to the board to ask questions. >> When you say vans are going to be stored, Palmer bus vans, does that include yellow school buses? You know, I'm that's what I think of when I think of school. Are there or is it just vans? >> There there will not be any yellow school buses stored there. Um all of our all of our lift buses which are the yellow which would have uh the shorter buses would have lifts in them will be stored at the main site at um over by RAR maltting. I can't even 703. I can't even think of in I can't even think of the address now. So, no, there will not be any school buses stored at that at this new site. >> Madam Chair, just one followup then. So, you will store vans there and those vans will or could carry children to school. >> Those vans will be carrying children. Yes. >> They're they're they're a mixed group of vans that could be um uh full-size vans. It might be a 10 passenger down to minivans like your caravans. probably the more common van that you'll see. All of our vans that'll be in operation will also have our name on the side of them. >> Right. Thank you, Madam Chair. >> So, I noticed on the plan there's probably about 40ish parking spots or so. Yep. >> Um are they all going to be p uh taken up by vans or how many vans do you think will be on site here? >> We can get 25 of those vans inside that building. >> Okay. And then uh so the additional parking outside's for the excess. We got about 18 vans that we can't really efficiently park inside the building that'll end up staying outside overnight. And then we got we got like And likewise as far as drivers, we got 40 part-time drivers showing up. So they got vehicles to park to get into the vans to do their routes. >> So that existing building will also have vans inside of it, too. It's Yes. more of an open open floor plan kind of building in there, too. >> Yeah. There's a there's about uh there's about 2/3 of that building is as a open shop type space. >> Sounds good. >> Storage space. >> And right now are the vans stored at that raw malt raar molting location? >> Anything that we had that were excess are there. So anything that was sitting outside that we can't put inside or at that raw molting location. >> Okay. >> So we do have vans right now. It's in there inside. And I I did read on the thing that um you had stored some vans at this location before this process. Was that just uh miscommunication? I mean, what happened there? >> Uh yeah, miscommunication. We were This is all here before school started obviously last week. Um we're bringing in equipment from went because it's a new part of our contract with the school district. So, we're bringing additional equipment >> and they just started getting routed there and parked there. So, >> okay. inadvertently apologize for what that No, that sounds good. I I just read that and I was curious what happened. So, okay, good to know. >> That's it. I >> Anyone else? >> Yeah, that site is is really beautiful. I think adding the additional screening will, you know, will fit in well at that site. And then that exterior storage shall be limited to passenger vehicle vans. Storage of large commercial vehicles equipment or raw materials is prohibited.
