## PUBLIC HEARING – PRELIMINARY PLAT - COUNTRY LUMBER ONE
Stanger opened the public hearing at 6:01 p.m.
Petersen presented a complete application for a preliminary and final plat for a 6.47-acre parcel on Bank
Street adjacent to Highway 10, the former site of Country Lumber. He explained that the applicant is
proposing to divide the parcel into three lots. Petersen stated that several longstanding title issues have
been identified with the property. He also noted that two existing buildings currently cross one of the
proposed lot lines and that the property owner intends to demolish the buildings in the near future.
Property owner Gary "Shooter" Frederickson expressed frustration with the complexity of the title issues,
noting that he purchased the property in the 1990s and believed the problems should have been addressed
at that time. Sanders responded that the title company and attorney for Mr. Fredrickson are currently
working to resolve the issues so the owner can legally sell the proposed lots once the plat is finished and
explained that the title issues will need to be cleaned up prior to the city signing the final plat drawings.
Stanger asked for further discussion.
