Planning Commission Approves Senior Cooperative, Second Garage
The Oakdale Planning Commission unanimously approved two development proposals Thursday evening, including an 89-unit senior living cooperative that required multiple zoning variances.
The commission approved variance, preliminary plat, final plat and site plan requests for the Historia Oak Marsh development at 8014th Street North. The four-story cooperative building will include underground parking and require variances for building height, setbacks and minimum lot size. Developer Josh Calman of Leap Development and Atoria Cooperatives said the project has been in planning for nearly three years, with pre-sales underway as part of the cooperative model.
The building will exceed the 40-foot height limit in the R5 zoning district, reaching an average of 46 feet with one section at 62 feet. The development will remove 270 of 505 significant trees on the 5-acre site, though the developer will plant 144 new trees, exceeding replacement requirements by 51 trees. The project is located approximately half a mile from the new Helmo Gold Line station.
The commission also approved a conditional use permit for Bob Baker to construct a second garage at 7880 44th Street Court North in the Sunboro development. Baker said the two-story detached garage is needed to store equipment from a recently sold lake home, including lawn tractors and workshop tools.
Both projects will proceed to the building permit phase, with the Historia development requiring additional approvals from outside agencies and installation of sidewalks along Fourth Street and Ideal Avenue.
