The Woodbury City Council approved a conditional use permit Tuesday for SNF Corporation to operate an indoor pickleball facility in an existing building on Commerce Drive.

The facility will occupy 22,000 square feet of a building in the I1 light industrial district, featuring eight pickleball courts. The Planning Commission recommended approval after reviewing the application at their June 30 meeting. The permit caps commercial recreation use at 34% of the building unless future amendments are approved.

SNF Corporation plans to use the remaining 43,000 square feet for office and warehouse space. The site has 171 parking spaces, with 73 required for the pickleball facility based on city parking ratios. The facility will operate from 6 a.m. to midnight, with office suites available 24 hours for individual renters.

The council also reviewed a concept plan for a nine-lot residential subdivision at 4255 Woodlane Drive. The proposal would require a comprehensive plan amendment to allow smaller lot sizes than currently permitted. Staff noted the property's proximity to municipal utilities and a city well makes urban development more appropriate than the current rural estate designation.

During public comment, resident Jay Tophovven requested the city develop a policy for eradicating invasive burdock plants on city property, particularly near Valley Creek watershed areas. The council did not take action but indicated staff would follow up on the request.
