The project itself is a 75,000 square foot built to suit for Domino's supply. ... This will be a relocation expansion. The reach of this project is actually pretty cool. Uh to say it simply put uh this single facility will service the entire state of Minnesota and will distribute to all the chain Dominoes uh restaurants areas that you and I all order from. The project timeline is uh on hyper speed right now. Following uh entitlements and city improvements, we fully anticipate to break ground right away. uh goal is is to beat winter con winter. So to be weathertight before uh the snow flies, which is very crazy to talk to talk and think about as we just wrapped up uh winter.

Are you going to have uh your loading bay doors labeled some way to aid first responders in case there was an incident?

Do like the fact that, um, you're looking forward to potential for future expansion on the site. I think that's a great thing to see. I know a lot of times when we see some of these things come for through, they're kind of maxed out on the site development already. Doesn't allow for any future expansion of the the business as it sits on that, which means they're going to have to move someday if they get larger. So, I like seeing the potential for future expansion on here.

I will move to recommend to city council approval of the preliminary plat to be known as Interstate South Logistics Park 4th edition and the conditional use permit to exceed 125% of the minimum parking stalls required by the zoning ordinance subject to the five stipulations in the planning report dated April 28th, 2026 and the findings of fact.

My name is Jerry Wendell. I'm here for 7 Brew on behalf of Seven Brew. Uh, we looking to put one here on 179th in um Seven Brew initially just kind of entering our market area. They're they're out of um Louisville, Kentucky. the franchisee they um the stand is roughly you know the building's about 500 I think it's about 510 ft with a small cooler building off the side of it of 38 that's about 900 square foot building um they primarily serve um 20,000 different flavors of drinks so um that ranges from coffee to tea Italian soda um they've Got shakes, smoothies, trying to think, there's a bunch of other stuff, too. Hot chocolate. So, you can kind of get whatever you need here. They're they're very busy. They have um they'll employ a bunch of people. Um somewhere in the range of 50 to 60 people will work at the stand. So, new jobs create. They um an average shift has somewhere around four to six people working. Uh a little bit differentiator for them. They they don't have a you know a menu board or anything like that Chick-fil-A that's got a similar model where you know somebody's going to come out and greet you take your order down and then you'll go through the queue order out to you. So um it's a pretty small site. Uh we're hopeful to start here this fall, August, September. Build time on the project would be somewhere around four four months roughly for us to get it started and complete.

Staff is recommending approval of the conditional use permit with the six stipulations listed in your report along with the findings of fact. And as of right now, this is anticipated to go to council on May 18th, and we have not heard from any of the surrounding property owners. Thank you.
