[0:00] [Music] [0:30] I call to order the January 9th 2025 [0:32] Planning Commission meeting please join [0:34] me in the flag [0:53] pledge Miss Erikson will you please do a [0:57] um roll call of members [1:06] here [1:09] here here draus here M here all right [1:14] agenda item number three approval of [1:16] minutes so November 7th 2024 Planning [1:19] Commission meeting minutes and December [1:21] 5th 2024 Planning Commission work [1:23] session minutes fellow Commissioners any [1:27] changes all right then the minutes will [1:29] stand [1:31] um Miss Jensen any [1:35] announcements uh only that if these [1:37] aren't if these items are not table they [1:39] will move forward to the January 21st [1:42] city council meeting right thank you all [1:45] right agenda item number five the [1:47] Kenrick Corner second edition this is a [1:50] public hearing to consider the [1:51] application of mezen brink construction [1:54] and Engineering for the preliminary plot [1:57] of one commercial lot to be known as [1:59] Kenrick corner second edition and the [2:01] vacation of public drainage and utility [2:03] easement located north of 205th Street [2:06] and East of Kenrick [2:10] Avenue sorry I'm taking a look to see [2:13] who I [2:21] have is there anyone here to for that [2:24] project I don't have oh I do I'm so [2:26] sorry [2:28] Jennifer e [3:06] hi hi good evening um members of the [3:09] commission it's very nice to be with you [3:11] this evening I have no idea what was [3:12] said before I walked in anything very [3:15] short okay uh so my name is Jennifer has [3:18] Camp uh I am the owner of Camp real [3:20] estate and development I work with mess [3:22] and Brink construction and Engineering [3:24] who is the applicant this evening uh [3:26] they are proposing to essentially plat [3:30] and Outlaw for purposes of building and [3:33] developing a uh multi-tenant commercial [3:36] retail space so the property is about [3:40] 1.6 acres uh the land use and the and [3:43] the zoning are both commercial so from [3:45] that perspective what they are proposing [3:47] to do is consistent uh with what the [3:50] current guiding and Zoning is for the [3:51] property uh it was an outlaw that was [3:54] the subject of a uh development [3:57] agreement uh and a master planned area [3:59] prior it never got built on never was [4:02] constructed uh there were some [4:04] improvements that were made uh primarily [4:06] landscape buffering that was required as [4:09] part of that initial uh [4:12] process those trees are actually mature [4:14] at this point which is great uh we [4:16] intend to keep the majority of those and [4:17] then add to it so uh the project itself [4:22] is about a 9600 square foot building uh [4:25] we are proposing at this time that there [4:26] would be two users so they would [4:28] essentially be on either end of the [4:30] project uh each of them would have their [4:33] own um parking lot associated with them [4:35] as well …

They are proposing to essentially plat and Outlaw for purposes of building and developing a uh multi-tenant commercial retail space so the property is about 1.6 acres uh the land use and the and the zoning are both commercial so from that perspective what they are proposing to do is consistent uh with what the current guiding and Zoning is for the property.

so I don't believe that uh the actual leases have been signed but there are two tenants that they are in discussion with um and so hopefully it will be fully occupied once constructed.

then within the parking section which is the bulk of this update um we went through and identified certain uses and adjusted the parking accordingly um based on our own research um input from our um planning um consultant Dan lick as well as just understanding what we're seeing in the market um what the demand has been um and trying to adjust to that coordinately.

but the comp plan for this um zoning area or the land use that this zoning area falls under um stipulates between 26 and 40 units so we need to address that range so we're proposing changing that 1675 to 1100 to meet the comprehensive plan.

I think that all these changes are great I'm supportive of them all um I am especially kind of excited about that one I hope that we do get more uh uh people wanting to come in and uh develop that stuff I know there's definitely a um desire amongst members of the community that I've talked to for more indoor options during the winter especially for for young children.
