My name is Gary Dreyer. My address is 200 Southdale Center, Edina. Um thank you very much, Madam Chair, members of the Planning Commission. We're delighted to be here today. Um as you all know, the initial stage of the redevelopment of the site took place in 2024 with the partial demolition of the old Office Depot. So what we're in front of you today for is the completion of the project. Uh as indicated, uh including Shake Shack and Valvoline.

As you described, there are four uh, entitlement requests or applications to be reviewed tonight. Um all part of this project. Um they're requesting a PUD concept review, PUD district uh, review with waivers, uh, a preliminary plat to create the three lots and the outlot, and then site plan review. There is no zone change, there's no comp plan amendment. We see those often, but not in this situation.

I'm I'm very impressed with this project. I support it wholeheartedly. Um I think it's a good completion of the project we looked at a few years ago. Uh we knew this was coming and uh even though they switched uh users for that one parcel in the northwest corner, I think it it uh follows relatively consistency with what we expected. Um I support the waivers of the yard setbacks as well as the consolidated uh sign in the northwest corner Um achieve what they're they're trying to do. I really like the circulation off Leona Road with that reconstructed driveway that you have to pull all the way into that T intersection at the Office Depot, which I think will alleviate a lot of the challenges of navigating through the parking lot. So, I think this is successful on a number of levels and I really like the design of that Shake Shack building. Thank you.

As you summarized, this is a uh, a city-initiated application. During the review of a building permit for the subject property for a deck, we learned that the um, the property is zoned um public, which requires a significantly deeper setback than the R residential zoning district. In fact, there's not a buildable portion of the property because the setback from the north overlaps the setback from the south.

We also heard from the neighbors about some tree removal. Every property owner in Eden Prairie is allowed to remove and and landscape their property. They're allowed to remove some trees. This developer this property owner may have exceeded that allowance. And our forestry staff is working with the property owner to address that as a as a correction issue. But, no no reaction or no action necessary from the planning commission on that issue. Just know that we got some comments about tree removal.
