The Brooklyn Park Planning Commission approved three development applications during its February 12 meeting, sending all items to the City Council for final consideration on February 24.

The commission unanimously approved a variance request for True Blue car wash to install three 12-foot freestanding signs on Edinburgh Center Drive. The signs would direct drivers to different lanes and serve as clearance bars to prevent oversized vehicles from entering the facility. Senior Planner Kara Donovan said the request met all three factors for variance approval, noting the drive-through car wash's unique operational needs justify the signage.

Commissioners also approved a conditional use permit for JC Riders Motorcycle Club to operate as a social club and banquet hall at 8432 Xerxes Avenue North. The nonprofit organization, which currently has 32 members primarily consisting of military veterans, plans to use the space for member gatherings and private event rentals. Associate Planner Matt Hayes Frein said the application brings the property into compliance, as no conditional use permit had previously been issued for the site.

The commission approved administrative amendments to the city's zoning code, including adding a definition for fences, updating commercial vehicle definitions, and establishing minimum floor area ratios for mixed-use districts. Senior Planner Erin McDermott said the changes address gaps identified during the recent zoning code update and ensure consistent enforcement.

Staff announced upcoming joint meetings between the Planning Commission and City Council, including a March 17 session on the Northwest Growth Area Plan and an April 23 development tour of existing and potential development sites throughout the city.
