The Brooklyn Park Planning Commission voted 4-3 to deny a preliminary subdivision request for 8708 Greenhaven Drive during its January 8 meeting, rejecting staff recommendations to approve the proposal.

The application sought to divide a 1.18-acre residential lot into three single-family lots in the Ward Hill Edition neighborhood. Senior Planner Aaron McDermott told commissioners the proposal met all zoning requirements for the R1 Estate District, with existing structures on one lot meeting setback requirements and the other two lots meeting size standards.

Neighborhood residents packed the meeting to oppose the subdivision, citing concerns about losing green space and wildlife habitat. Nicole Jones, a Greenhaven Drive resident, called the area "a sanctuary from the hustle and bustle of the city" and worried about destroying habitat for turkeys, woodpeckers and other wildlife. Tom Campbell, who has lived in the area since 1972, said the neighborhood was meant to remain as large lots.

John Ward, who grew up in the house being subdivided, disclosed he and his wife are interested in purchasing the lots if the subdivision is approved, stating they would not build houses and would "leave it green." Ward explained the current owner's decision was driven by personal circumstances, not original intent when purchasing the property.

The commission's denial will be forwarded to the Brooklyn Park City Council on January 27 for final action. Planning Director Paul Mogush indicated he would recommend council approval, noting the application meets all code requirements and warning of potential legal exposure if the city denies a compliant application.
