Planning Commission Conditionally Approves Major Lake Street Development
The Wayzata Planning Commission voted Monday to conditionally recommend approval of a 50-unit mixed-use development at 200 Lake Street East, pending modifications to building design standards.
Lake West Development's 'Landmark Wayzata' project would replace a vacant former TCF Bank building with a 760-foot-long structure containing residential condominiums and commercial space. The commission approved the planned unit development amendment, concept plan, and most design elements but required the developer to modify two significant massing breaks to comply with city design standards.
The commission's condition specifically addresses massing breaks between building cores A2-A3 and A3-A4, which staff determined do not provide adequate lake views as required by city code. The design standards require breaks that extend through the full height of buildings to maintain sight lines to Lake Minnetonka from the street level.
This project meets most of our requirements and will be a significant improvement to that area,' said Planning Commission Chair Blake Cameron. 'The massing breaks are important for maintaining the small-town character that makes Wayzata special.
The meeting also featured the introduction of Alex Sharp as the city's new Community Development Director, replacing departing City Planner Val Corals. Sharp comes to Wayzata from Apple Valley, where he worked on community development projects in a fast-growing city. The commission will next consider the project's final report and recommendation at their April 7 meeting before it advances to the City Council.
