UPON ## VOTE BEING TAKEN THE FOLLOWING VOTED: ## AYE: HOLLENHORST, KRUMME, VOLLER, DINGMANN, KOLBINGER ## NAY: NONE ## MOTION CARRIED ## GUESTS AND OPEN FORUM: None. ## 5.75 ACRE CITY OWNED LOT SALE: Sanders reported that B & B Industries, a heavy wrecker manufacturing company, is interested in purchasing two city-owned lots in the industrial park totaling 5.75 acres. He said the company is proposing to construct a building of approximately 30,000 square feet. Because the site is visible from Highway 10, staff has recommended design standards to enhance the building’s appearance. Sanders stated that the proposed sale price is $300,564, based on an appraisal completed in 2025. Staff is seeking a motion and second to recommend approval of the sale to the City Council for final consideration. He added that the purchase agreement would include an easement allowing the city to place the previously discussed industrial park sign on the property. Potter also indicated he would consider a land swap, with the city receiving an industrial property owned by Todd Potter, which includes existing buildings. The EDA Board discussed the proposal and reached a consensus that a battery storage facility would generate few, if any, local jobs and provide limited tax base benefits. Sanders noted that staff has previously discussed extending utilities to the 25-acre parcel and marketing it for development that would create jobs and expand the city's tax base. Following further discussion, the EDA Board did not support selling or exchanging the property with Todd Potter at this time. ## UPDATES: ## MONTHLY MARKET UPDATE Voller informed EDA there are currently 21 homes for sale in the 55308 zip code. He added that there are 19 pending transactions, 7 homes are contingent and 12 homes have sold in the last 30 days. Voller said there are currently 1 bank owned home with another pending. There were 2 new notices of foreclosure in the 55308 zip code in May. ## PLANNING: Petersen updated EDA members that the preliminary plat for Edgewood Village had been approved by the Planning Commission and City Council. He added that the developers' Tax Increment Financing (TIF) application for the Edgewood Village project remains under review. Petersen also announced that the city's second and final cannabis business license has been awarded and the registration will be presented for approval at the next City Council meeting.
