Um, as Mr. [0:03] Tucci said, the application um, it does [0:06] include property at the northwest corner [0:08] of County Road 50 or 202nd [0:12] Street and Dodd. Um, the application is [0:15] for reszoning for PUB in that small [0:17] triangle area. Uh if I get my mouse to [0:20] work, this little guy, [0:24] it's consistent with the rest of the [0:25] properties and also comprehensive plan [0:28] um guides us for um commercial. The [0:31] preliminary plat includes combining this [0:34] property into the larger property to [0:36] create lot one for the development of [0:38] the two restaurant uses and then an [0:41] additional outlot for future [0:43] development. [0:45] Um the conditional use is for the two [0:47] different restaurants. There is a [0:48] Chipotle and a Starbucks um that is [0:51] planned. Um and again there'll be um [0:54] some additional land for future [0:56] development. The access to the site will [0:58] be from Heritage Drive. Um buildings [1:01] comply with all of the requirements. [1:03] There's a slight deviation in the [1:05] overall parking requirements. Both of [1:07] these are very drive-thru intensive [1:10] uses. Um the driveway for Chipotle will [1:12] be for um pre-orders or mo mobile orders [1:17] only. So, you don't see a drive up [1:19] window. This drive-thru is only for [1:21] those folks that pre-ordered. They go [1:24] through the drive-thru queue to pick up. [1:26] Um whereas in the Starbucks, it's more [1:28] of the traditional. You've got the menu [1:30] board with stacking behind that as well [1:33] as additional stacking leading up to the [1:35] pickup window. Um so having a slight [1:38] deviation in parking is certainly um [1:40] workable in this type of a PUB setting. [1:43] Um landscaping plan is on the bottom. [1:46] building perimeter landscaping as well [1:48] as site perimeter landscaping. All of [1:50] the rightway has already been um [1:52] provided for um in advance and this did [1:56] go to planning commission. Well, I got [1:58] one more thing. The building elevations [2:00] um the building elevations comply with [2:02] all of the requirements combination of [2:04] brick um in two different color tones. [2:07] Um you can also see this um band of this [2:11] kind of medium shade. that band is [2:14] present along all of the Heritage Common [2:16] buildings. So, we asked them to [2:17] incorporate that into these two [2:18] buildings. Um, there was a public [2:20] hearing held on June 26 with the [2:22] planning commission. There were no [2:24] public comments and the planning [2:25] commission unanimously recommended [2:27] approval and I stand for any questions. [2:30] Okay. Council questions, comments.
