The Lakeville City Council unanimously approved two development projects Monday evening, including a Heritage Commons development featuring Chipotle and Starbucks restaurants and the expansion of Lakeville Family Pet Clinic.

The Heritage Commons project will be located at the northwest corner of County Road 50 and Dodd Boulevard, with access from Heritage Drive. The development combines two restaurant uses on one lot with an additional outlot reserved for future development. Both restaurants will feature drive-through service, with Chipotle offering mobile order pickup only and Starbucks providing traditional drive-through ordering.

The project received approval despite having 49 parking spaces instead of the required 51. Council members expressed some concern about parking adequacy given the popularity of both restaurants, particularly with nearby high school students. The developer assured the council that both restaurant chains had approved the parking arrangement based on their operational experience at similar locations.

The council also approved the expansion of Lakeville Family Pet Clinic to a new 9,000-square-foot facility in the Crossroads East area near 117th Street and Glacier Way. The veterinary clinic, currently located about a quarter-mile southwest of the new site, will offer general practice care without boarding services. Brady Hickox of Thruisha Construction presented the project on behalf of clinic owners Dr. Shannon and Ben Kennley.

Both projects received planning commission recommendations following public hearings on June 26 with no public comments. The Heritage Commons development required rezoning to planned unit development status, while the pet clinic expansion needed platting of the currently unplatted property and a conditional use permit.
