[7:17] gross floor area of the leased space and

[7:19] it's subject to approval of the interim

[7:21] use permit so an interim use permit

[7:24] allows flexibility of a use on the

[7:26] property for a temporary amount of time

[7:28] so this is unlike the conditional use

[7:30] permits that you may be a little bit

[7:31] more familiar with where a conditional

[7:33] use permit runs with the land the

[7:35] interim use permit will terminate on the

[7:37] happening of any of the following events

[7:40] whichever may occur first so it may at

[7:43] the date or event that's stated in the

[7:44] permit uh violations of any of the

[7:47] conditions in the permit or changes in

[7:50] the city's zoning regulations which

[7:51] renders the use non-conforming

[7:54] so the South Metro Safe and Vault their

[7:56] business specializes in the sale of fire

[7:59] and gun safes so the proposed outside

[8:02] sale of this area for the safe is

[8:04] located in the southwest corner of the

[8:06] um parcel and it takes up one parking

[8:09] space so there's no actual physical

[8:11] changes to the parking lot or the

[8:13] building the site would still comply

[8:15] with the minimum parking requirements

[8:17] and the proposed outdoor display area

[8:19] does not exceed 30% of that lease area

[8:23] so staff believes that the interim use

[8:26] permit uh conforms with the performance

[8:28] standards in the zoning ordinance and is

[8:30] consistent with the goals and policies

[8:32] of the city's comprehensive plan so

[8:34] staff is recommending approval of the

[8:35] request with the four stipulations that

[8:37] are listed in your

[14:36] proposed site plan for Chase Bank uh the

[14:39] the structure itself is about 3,400

[14:41] square ft it is oriented to Ideelic

[14:44] Avenue uh it does have a drive-thru ATM

[14:48] on the south side including a bypass

[14:50] lane uh to allow other vehicles past

[14:52] that uh there is parking um on the site

[14:56] and it will have a stub for the uh east

[15:00] parcel and you will have access from

[15:02] Idealic and from Heritage

[15:04] Drive uh and then there will be storm

[15:07] water ponding on the site this pretty

[15:10] pond

[15:10] here uh this is the landscape plan uh

[15:14] there are overstory trees uh around the

[15:17] site there are additional plantings on

[15:19] the south side here with the drivethru

[15:21] area to help block those headlights the

[15:24] landscape plan has been uh reviewed and

[15:26] approved by the city forester

[15:30] um this is just kind of a a ghost or a

[15:35] concept layout for that vacant parcel uh

[15:38] to show how you know potentially it

[15:40] could be developed again we do not have

[15:43] an identified user for that um but they

[15:45] will have a a connection at this point

[15:48] and then with the tires plus side a

[15:50] connection both uh on the north and on

[15:53] the south side for give them flexibility

[15:56] in how that site were to lay

[15:59] out uh the building is a onestory

[16:02] building uh as you can see it uses

[16:05] nearly 98% grade A materials they have

[16:08] three colors of brick uh cast stone and

[16:11] glass materials um the design element

[16:16] that you see right here it's a kind of a

[16:18] stripe across the building here that is

[16:21] consistent with all of the other

[16:23] Heritage Commons buildings in that

[16:25] development if you go look and see uh

[16:29] you will see that design element so we

[16:31] asked them to incorporate that to help

[16:33] carry that through and and they were

[16:35] happy to add that uh to that building uh

[16:39] the also the trash enclosure will be

[16:41] made up of the same uh materials as the

[16:43] building uh consistent with that
